Making the decision to sell your home can be a long and trying process. Once you reach the decision to sell, you need to be prepared to enter a lengthy chapter of preparing for the sale of your home. One of those steps is the home inspection.
A home inspection is exactly as it sounds – it’s an in-person examination of the current state of your home. A home inspector will come to your house and do a thorough investigation of your home appliances, systems, and any issues with the home itself. The home inspection is essential in the home sale process and integral to ace with flying colors (similar to any regular school exam!)
If this is your first time preparing for a home inspection, have no fear! BSR Realty Group is here to guide you in the right direction. Here’s how you can prepare for a home inspection:
1. Grab Your Cleaning Supplies
You want your home looking in tip-top shape for the home inspector. Dedicate some time to wipe down your appliances, declutter any unnecessary items, and clear the entrance points to any attics or crawl spaces. The idea is to make sure the essential places that the home inspector is checking are easily accessible, clean, and looking their best.
2. Make A Repairs Ahead of Time
Don’t just call the home inspector out without planning ahead of time. If you know right off the bat you have appliances or broken features, take the time to handle it now instead of waiting to get docked on the evaluation. Replace any damaged items, fix any visual damages, and update anything outdated or worn out.
3. Do a Mock-Inspection
Get into the mind of the home inspector and do a mock trial. Walk through all the rooms of your home, test lighting, fire alarms, and anything else an inspector would do during an official evaluation. You can also do research beforehand on what an inspector looks for in their report and make sure you are good to go. It’s almost like having the answers to an exam before you sit down for the test – if you know what you need to handle ahead of time, you will pass with flying colors!
4. Get Ready for The Day-Of Inspection
Now that you have everything ready to go, it’s time to prepare for the day of the event. Make arrangements to have your pets out of the home, leave keys/garage remotes for access points, remove all laundry and dishes from all washing units, and make sure all your utilities are on and available. By making sure these to-dos are checked off your list, you will be sure to have a smooth-sailing inspection and make the effort easier on the home inspector.
5. Relax!
If you’ve taken the time to tackle everything on your list, then your home inspection should go over just fine. Keep in mind, you might miss something that the home inspector catches. Or, you might already have an idea of what needs to be fixed on your end ahead of time. By preparing ahead of time, you have the opportunity of gaining an easy home closing. After all of this is said and done, you will be on your way to closing on the home in no time!
